Sea Mill Lane Project

Total renovation and new extension

Complete renovation and transformation of an 80’s style property including the demolition of a single garage, attached porch & rear conservatory. Excavations included up to 100 ton of earth removal to the large garden at the front to make way for the new driveway and entrance. Complete new build of a large double size garage to the front with a cantilevered roof over the porch and hallway to match. The existing exterior wall coverings were removed and we applied the new K Rend white with pewter grey window surrounds. Internally a full renovation was carried out of the property, including a large new kitchen with a glazed lantern above bringing a lot of natural light into the area, three new bathrooms a large living room space with a new fire place construction with a state of the art gas stove to match all with LED mood lighting. A stunning new purpose made staircase built with kiln dried ash and toughened glass panels with an ash handrail to match. Complete renovation of an old bedroom to transform for our customer into their newly well equipped gym .

Ivy Cottages Project

Complete renovation, new insulated walls and concrete floors with a damp proof membrane under, new kitchen, utility, bathrooms and bedrooms, including a new oak stair case with some exposed roof rafters at the top of the stairs giving it a real cosy and homely feel. Including a new extension to the side which doubled the overall size of the property. The old existing property is of a sand stone structure which we carefully had to hand pick each piece of sand stone to use for the face of the new extension to try and blend the new to the old. All other wall panels on this property were done in a K rend wet dash with sand and cement window surrounds painted black, The old roof was covered with Buttermere slates which once again we took great care in getting a perfect match, sourcing the slates locally re-holing & redressing to size and carefully laying to match the existing.

Coliers Way New Build

This recently built six bedroom home was built of a timber frame construction cladded in facing bricks and sandstone quoins. Split level garden area to the rear with flags on the lower section and a large artificial grass upper deck. Three luxury bathrooms and a small wc and a sunroom to the rear of the property one utility room, a large kitchen with oak worktops and hand painted kitchen units, the ground floor has underfloor heating keeping the cold tiles warm when needed also with a large wood burner fitted in the living room, with two floors to the property a large oak staircase was fitted with oak spindles newel posts and handrails all while matching the large solid oak internal doors. Anthracite grey UPVC windows, doors, patio doors and garage door to match.

Renovation and Extension

We bought this property in May 2013 for investment purposes it was run down and derelict. The exterior wall coverings, the defective cavity fill and the old corroded wall ties all had to be removed and replaced with new stainless steel ties to stop any further corrosion, expansion and cracking of the existing brick-work, we added a new kitchen extension to the rear with cathedral style ceilings and two large velux windows. We applied the new K Rend FT white to the external surfaces with pewter grey window surrounds. with the addition of concrete slip sills under each new anthracite grey UPVC window. The interior had new insulated walls and concrete floors with a damp proof membrane under, two new bathrooms, two bedrooms a study/office, the living room area had some major layout alterations to double the size making the inside a lot more spacious including the installation of a log burner to give the property a real cosy and homely feel. Full re-wire and installation of a new central heating system. The defective roof coverings fascia boards, soffits guttering & downspouts were all replaced with new materials. We added a new block paver drive, installed a new rear patio area and installed new astra turf to form the rear garden surrounded with natural Burlington slate slabs.

ST Bee's Project

This sixty years old detached split level bungalow has been renovated and sympathetically updated, we have maintained some original features whilst capitalising on the views from its coastal location. The original driveway had a restricted-width entrance consisting of 45 degree splayed facing brick walls. We have transformed the entrance by a remodelled gently curving drive, much wider than before, new boundary walls built in natural sandstone which now run seamlessly into the original sandstone boundary walls. We removed the whole of the existing roof timbers and tiles to enable us to insulate up to todays new standards and to incorporate the impressive German Nelskamp F12U clay black tiles. At the rear of the property we have constructed a superb two story extension to incorporate the new kitchen, entrance, sunroom, master bedroom & en-suite. The existing exterior wall coverings were removed and we applied the new K Rend polar white with pewter grey plinths. New UPVC windows, doors, screens etc. Internally we carried out a full renovation insulating all external walls, new oak floors, doors, architraves and much more. Finally we remodelled the rear garden to incorporate a substantial curved walled patio an glazed deck area all resulting in a major transformation of the old sixty's style bungalow.

The Highlands Project

Extension & Renovation

The Highlands Project consisted of a two storey extension built in detailed facing bricks, lintels and header courses to match the existing.The first floor extension was constructed above the existing kitchen to add a new master bedroom and en-suite bathroom.The renovation of the existing conservatory was carried out to provide a new warm roof during the winter months and a insulated roof for the summer months to prevent the conservatory getting too hot to use during extreme sunny days.

Gosforth Project

This project is a 1920's cottage which needed significant changes and improvements to be enjoyed as a retirement home. We built a new extension to the side to incorporate new insulated walls, concrete floors with a damp proof membrane under, new kitchen, utility room, bathrooms and bedrooms, the living room incorporated a splayed UPVC picture window to give expansive views to the picturesque village of Gosforth including new oak floors and log burner giving it a real cosy and homely feel. All the external defective wall coverings were removed and a wet dash render with sand and cement detailed window surrounds and heads were formed and painted black, The old roof was covered with Buttermere slates which once again we took great care in getting a perfect match, sourcing the slates locally re-holing & redressing to size and carefully laying to match the existing. Finally we built an impressive solid oak entrance porch and slate roof to add further definition to this beautifully restored property. .
